In Kefalonia that decision matters more than on smaller islands: the coastline is long, the roads are hilly, and a villa that looks close to a beach on a map can still leave you driving everywhere.
Kefalonia is the largest of the Ionian islands, and the drive from the far north to the south-east corner takes well over an hour. Where you base yourself shapes the whole holiday far more than it would on Zakynthos or Paxos. A villa above Lourdas and a villa in Fiskardo are, in practice, two different trips.
Every property below has been checked against the same questions: is the pool genuinely private, is the sea view real, how far is the nearest beach you would actually want to swim at, and is the return walk from it manageable in August heat. Listings use the word “pool” loosely. A villa on a plot of three or four units may advertise a pool all of them share, and photographs rarely make this clear. Where a property has its own enclosed pool, that is stated explicitly below. If you are travelling with small children, check whether it is fenced or gated, because most Greek villa pools are not.
A sea view is not the same as beach access
This is the most common misunderstanding in Kefalonian villa listings, and it is geography rather than marketing. Much of the south and east coast is built on slopes, so the properties with the best views sit highest above the water. A villa can overlook a bay beautifully and still be a fifteen-minute drive from the nearest place to park at it. Throughout this guide, view and access are treated as two separate facts.
The hill problem
Where a beach is walkable, the question is whether it is walkable both ways. A ten-minute stroll downhill at nine in the morning can be a twenty-five-minute climb at four in the afternoon, carrying a cool box, in 34°C heat. Where the return leg is steep, it is flagged rather than glossed over.
How much do you want to drive?
Almost every villa holiday in Kefalonia assumes a hire car; the handful of properties within genuine walking distance of a resort centre are the exception. Decide early which holiday you want. If you would rather walk to dinner than drive to it, that rules out most of the island’s best-positioned villas, and it is better to know before you start comparing.
Matching capacity to reality
“Sleeps eight” often means six bedrooms’ worth of comfort plus a sofa bed. For two families sharing, count the bathrooms as carefully as the bedrooms, and check whether the last space is a proper bed or a convertible in the living room.
Self-catering in practice
A well-equipped kitchen is only useful if there is somewhere to shop. In the northern villages and on the quieter stretches of the south coast, the nearest full supermarket can be a fifteen- or twenty-minute drive, and village mini-markets generally have a more limited range than larger supermarkets.
When to book
Private-pool villas are the scarcest category of accommodation on the island and the first to go, so treat availability rather than price as the constraint. There is practical detail on timing further down.

This is where Kefalonia’s villa market is concentrated, and it is easy to see why: the land rises steeply behind a long sand-and-shingle bay, so almost every plot has a sea view. That same slope is the thing to watch — downhill to the beach is pleasant, the climb back at four in the afternoon less so.
The three below sit at different points on that trade-off: one you can genuinely walk from, one with space for two families, and one chosen for seclusion.

Main advantage: Genuine seclusion with a quiet swimming beach below it, which usually costs a far longer drive from anywhere else.
⚠ Worth knowing: The indoor living space and kitchen are small relative to the outdoor area; this works because you live outside. The final few hundred metres of access road are narrow and easy to miss in the dark, and the walk back up from the beach is a climb.
Those three cover the south coast, which is where most people start looking and where the hill question is sharpest. The next two areas move west and north towards Argostoli, and the calculation changes: less dramatic elevation, shorter drives to shops and restaurants, and in one case a villa you can genuinely walk to a resort from. Prices in this part of the island tend to sit slightly higher, largely because of the airport.
Villas in Lassi and on the Argostoli outskirts
This is the busiest corner of the island and the closest to the airport, so it attracts travellers who want a villa without giving up restaurants, shops and a proper beach. It is also where genuine private-pool villas are hardest to find, because most of the accommodation here is apartments and hotels.
The two below are the exceptions, and they solve different problems: one is walkable to Lassi’s beaches and tavernas, the other trades that for a quiet waterfront position minutes from Argostoli.

The host, Vaggelis, and his family run a restaurant in Argostoli and appear in review after review for recommendations and on-the-ground help.

⚠ Worth knowing: Check event dates before you book: there is a wedding venue next door, and a guest reported music running until the early hours on one night. Central Argostoli is a thirty-to-forty-minute walk or a short drive, and the two villas are not identical — confirm which one you are booking.
The land south of Argostoli is flatter and greener than the hillsides further east, and it holds two of the better sandy beaches in this part of the island, Ammes and Avithos. It is also the closest villa area to the airport, which cuts the transfer to ten or fifteen minutes at the end of a long flight day.
What it does not have is a resort centre. Svoronata village has a couple of mini-markets and a few tavernas; anything more substantial means driving to Argostoli or Lassi.

Two villas forming a single private estate, let together, with ten bedrooms, ten bathrooms and a private pool set above the sea. It takes a maximum of twenty guests, which makes it a rare large-group option and the largest property in this shortlist.
The two-building layout is the point. A large party gets communal space around the pool and the outdoor kitchen, while each family retreats at night. Every bedroom has an en-suite and air conditioning, and Ai Helis Beach lies about 300 m below.

Main advantage: A group of this size can share a pool and a dinner table while still sleeping in separate quarters — rare among the villas in this guide.
⚠ Worth knowing: Two separate guests reported that some bedrooms are at basement level and that this was not clear from the listing photos, so agree the room allocation with the manager before you pay. The 300 m down to the beach is short but sloping, and guests differ on how hard the return is. Wi-Fi is the clear weak point — guests single it out repeatedly and one described it as barely usable, so do not plan to work from here.
So far the guide has stayed within about half an hour of Argostoli. The remaining three areas are further out, and each trades convenience for something specific: the south-east for a resort village you can walk to, the east coast for the caves and shorter drives between nearby sights, the north for scenery. Drives lengthen accordingly, and by the time you reach Fiskardo the airport is an hour away rather than ten minutes.
Villas near Skala
Skala is the most self-sufficient resort in the south-east: a long sand-and-shingle beach, a proper high street of tavernas and shops, and enough infrastructure that you could survive a week without driving. The villas, however, are almost all in the hills behind it — principally in Ratzakli, the village just above the resort.
That gives you the view and the quiet, and it gives you the walk. Both properties below are walkable to a beach in one direction only.

Pool heating is available in April, May and October, which makes it one of the few villas here that works properly outside high summer. Skala is roughly 2 km downhill; Kaminia and Mounda about 1.8 km.

The east coast is the sightseeing base. Melissani and Drogarati caves are minutes away, Antisamos is a short drive over the headland, and the ferry to Ithaca leaves from Sami harbour. It is also the easiest coast to get around, with shorter drives between the sights than anywhere else in this guide.
The trade-off is the beaches: those around Sami are mostly pebble, so water shoes can be useful for younger children. Both villas below sit within a short walk of the water and both have serious outdoor space, which is the right priority here. One other thing — this coast faces east, so if you have been picturing sunsets over the pool, they belong to the other side of the island.

⚠ Worth knowing: One bedroom, one bathroom and 60 m² is compact — a couple’s villa with room for a third at a push, not a family house, and you will live outside. It also sits within a small cluster of properties rather than alone, although the pool and garden are its own.
That leaves the north, which is a different proposition again. It is the part of Kefalonia that appears on postcards, the part that costs most, and the part where you will drive furthest to reach anything else. It rewards a slower week: two or three beaches, a harbour village for dinner, and the acceptance that Argostoli and the south are day trips rather than errands.
Villas in Fiskardo and northern Kefalonia
The north is the most photographed part of the island and the most expensive to stay in. Fiskardo escaped much of the destruction caused by the 1953 earthquake and retained more of its historic architecture than most of the island — which is why the harbour looks the way it does and why the restaurants cost what they do.
It is also where the difference between being in the village and near it matters most. Parking in Fiskardo is genuinely difficult in July and August, and the drive south is long: Argostoli is about an hour, the airport a similar distance. This is a base for a stay that stays put.

Book earlier than you think you need to

Villa bookings often carry stricter cancellation conditions and larger prepayments than hotels, because the owner is taking a whole week off the market.
